New Corporate Trustee Model
The new corporate Trustee is now in place and all directors appointed. We welcome Matire Duncan and Ngahi Bidois to the team as the successful candidates from the recent election by Trust owners. Under the new system Matire and Ngahi join the director team immediately and do not have to wait for appointment by the Maori Land Court as in the past. Your current director team is now:
- Malcolm Short (chair)
- Geoffrey Rice (deputy Chair)
- Emire Rota- Bidois
- Uenuku Fairhall
- Georgina Whata
- Matire Duncan
- Ngahi Bidois
As per our updated Trust Order there will be a further election in late 2025 for 3 Hapū endorsed Directors when the positions of myself, Emire and Uenuku come up for rotation.
Project Update
Most owners will be aware that the Tauranga City Council recently held elections and appointed a new Mayor and Council to replace the previously appointed Commissioners. The new council, under guidance of Mayor Mahe Drysdale are settling into their roles and starting to address the many challenges facing Tauranga City and its environs.
Your Directors have met with Mayor Drysdale and Councilors to discuss the proposed Te Tumu development and they have visited the properties at Te Tumu including our land as part of their induction. We have had positive discussions to date but progress has been slow on reaching an agreement on a compensation agreement with Tauranga City Council for the Infrastructure Corridors and Active Reserve. That is our next step in the agreed process with our owners, but I am sorry to report that we are not yet ready to bring that back for your consideration. There are many complex parts to these negotiations and we want to be comfortable that what we bring back are the best terms we can secure.
In the meantime there is much background work going on as we progress toward a future plan change which is necessary before any development can occur on our land.
The Sands Town Centre
Owners may be aware that our neighbours on our western boundary, Bluehaven Group, have made good progress with their $1billion development of the Sands Town Centre. Recently they opened a New World Supermarket and associated stores. The Bluehaven development vision is captured in a video on The Sands accessible through their website https://bluehavengroup.co.nz/commercial/. This video shows a wider perspective of potential development including Te Tumu and Bell Road. The Bell Road development which is also owned by Bluehaven has recently been given Fast Track consenting under the new Government processes, although we expect it will be some time still before Bell Road development will be ready to commence.

We continue to encourage owners to complete successions through the Maori Land Court and register their details with the Trust through the share registry team at Deloitte.
